Step 1: Initial Research & Market Clarity

From there, I’ll guide you through current market activity so you can understand pricing trends, neighborhood shifts, and available inventory. This step gives us the clarity and strategy needed to move confidently when the right home hits the market.
Step 2: Set Your Budget with Intention
Before anything else, I always encourage my buyers to decide on a budget that feels comfortable for them not just what a lender may approve you for. My approach is simple: we focus on the monthly payment that fits your lifestyle and long-term goals. I’ll also help you account for the full picture of homeownership, including utilities, insurance, and possible HOA fees, so there are no surprises later. Step 3: Get Pre-Qualified Early

Step 5: Find the Right Home
This is the exciting part of the process, where everything starts to come together. I’ll schedule and guide you through private showings of homes that fit your budget and criteria. As we tour each property, I encourage you to pay attention to the details that matter most to you layout, condition, flow, and overall feel. I’ll also look beyond the home itself and evaluate the neighborhood, including convenience, traffic patterns, parking, and access to everyday essentials. Step 6: Strategic Offer
Once you’ve found the right home, I’ll prepare a competitive offer based on current market data and comparable sales to ensure you’re positioned correctly from the start. Depending on the market conditions, your offer may come in below, at, or above list price and I’ll guide you through that strategy every step of the way. If we receive a counteroffer, I’ll handle the negotiation to protect your best interests and secure the strongest possible terms. Once accepted, we move the home into escrow and continue forward with the next steps.
Step 7: Home Inspection
Once we’re in escrow, I’ll arrange a professional home inspection to ensure the property is in solid condition and there are no major hidden issues. If everything checks out, we move forward smoothly. If concerns come up, I’ll guide you on your options whether that’s renegotiating repairs or adjusting terms to protect your investment. If needed, you also have the option to walk away with confidence.
Step 8: Finalize Your Loan
At this stage, I’ll have you connect with your lender to finalize the mortgage that best fits your financial goals. You’ll review options such as fixed or adjustable rates, as well as 15-year, 30-year, or loan programs like FHA and VA. I’ll help you stay aligned with the right structure so you’re not just approved you’re choosing a loan that supports your long-term comfort and stability.
Step 9: Home Appraisal
Once we’re under contract, I’ll guide you through the lender-ordered appraisal process, where a licensed appraiser determines the home’s fair market value. If the appraisal comes in as expected, we continue smoothly toward closing.
Step 10: Final Paperwork & Closing
At this stage, I’ll coordinate with your lender and title company to ensure all final documents are completed accurately and on time. While there is paperwork involved, I’ll make sure the process stays organized and stress-free from start to finish. Once everything is signed and recorded, you officially become the legal owner of your new home.

Congratulations you did it. You’re now a homeowner. Once the final paperwork is signed and recorded, everything is submitted for funding and the transaction is completed. From there, the ownership is officially transferred, and you’re just a few steps away from getting your keys.
